Experts have predicted a shortage of office spaces in Dar es Salaam in the coming years. Despite the city’s current construction boom, much of which is concentrated on the building of residential and commercial properties, most buildings with office spaces completed within the last two years are fully occupied.
Knight Frak (KF), a prominent property management firm in Tanzania, has stated that no new office buildings are expected to come on the market in the near future.
A knock-on effect of this means a likely increase in the rent paid by companies.
In Dar es Salaam office space is divided into categories according to facilities and location. Grade A spaces are state-of-the art properties, such as PPF tower, Mirambo 50, Exim Tower and BoT Twin Towers, whose office rents are based on $16-20 per sqm. In grade B properties, like Sukari House and Haidery Plaza, the rent ranges from $10-16 US per sqm. Office space in grade C buildings such as NIC Investment House ranges from $7.5-10 while rents in grade D properties are $5-7.5 per sqm.
Some of the largest construction projects ever witnessed in the city, including sky scrapers and giant shopping malls, are in the process of being built, many of them in the area around the Cental Business District (CBD). Notable schemes include the 37 storey PSPF Commercial Twin Towers, the 25 storey Viva Towers and Uhuru Heights, and the Empire Plaza and Diamond Plaza opposite the NIC investment house.
